EJM Equities – Fabien Bar – 2016

Goals

EJM Equities wanted to better understand energy use and patterns at one of its iconic New York City buildings located at 590 Madison. Following the well-known adage, “You can’t manage what you don’t measure”, EDF Climate Corps fellow Fabien Bar was brought in to assess the building’s energy use and evaluate potential energy conservation measures. 

Solutions

Fabien began by analyzing the current energy needs of the 43-story tall building. He normalized the energy consumption of the million square foot tower against both weather and occupancy rates. This made it possible to compare energy use over years, while taking into account weather conditions and occupancy. Fabien also used this analysis to benchmark the building against buildings of similar type. After gaining a better understanding of energy flows, he collaborated with property managers and chief engineers to identify areas for improvements including, lighting retrofits in the common area, installing variable frequency drives, using thermal storage and reducing load in tenant’s spaces. 

Potential Impact

EJM Equities Inc. can use Fabien’s analysis and energy efficiency measures as a starting point to track and reduce energy use at 590 Madison. Upgrading the lighting in the common area could decrease electricity consumption by 200,000 kWh.
