JLL – Kolawole Arowoogun – 2026

Kolawole Arowoogun developed a quantitative model toolkit that estimates the financial impact of climate transition risk for commercial real estate portfolios. This tool enables JLL’s Sustainability Consulting team to provide clients with valuable financial metrics and actionable insights to support climate-related disclosure, and investment decision-making.

As investors increasingly demand quantifiable financial metrics to assess how climate transition risk affects their portfolios, JLL’s consulting team needs a repeatable toolkit that assigns dollar-value impacts to regulatory changes, carbon pricing scenarios, and shifting market demands for sustainable buildings. Recognizing the importance of this task, JLL recruited Kolawole Arowoogun as an EDF Climate Corps Fellow to develop this solution.

Kolawole approached the challenge through three steps:
Market Research: Through engagement with stakeholders within and outside of JLL, Kolawole conducted comprehensive market research on the current state of financial impacts of transition risks. He gathered data applicable to both individual assets and rolled portfolio levels.
Quantitative Model Development: Kolawole transformed research insights into a scalable financial model that quantifies climate transition risk and scaled across office, retail, industrial, and multifamily properties that quantify value impacts under various climate policy scenarios.
Use Case and Client Narratives: He applied the toolkit to a sample portfolio, demonstrating use cases and developing client narratives based on results.

Kolawole has developed a scenario-based toolkit that quantifies climate transition risk at both asset and portfolio levels for JLL’s consulting team. This toolkit enables investors and asset managers to assess the financial implication of transition risk to their real estate holdings. By providing detailed, quantitative analysis of climate scenarios and their financial impacts, JLL can better position itself as a leader in sustainability advisory services and equip professionals with robust capabilities to address clients’ emerging climate risk demands.
