Shorenstein Properties – Richard Tweedy – 2018

Goals

Shorenstein Properties, one of the country’s oldest and most respected real estate organizations, engaged the EDF Climate Corps Program to support the LEED certification process and identify energy and cost saving projects at two properties, 1700 and 1818 Market Street in Center City Philadelphia. EDF brought on Climate Corps fellow Burr Tweedy to support Shorenstein’s sustainability efforts in Philadelphia, which also included organizing and facilitating a tenant engagement workshop addressing sustainability.

Solutions

Tweedy worked with Shorenstein staff and outside vendors to identify optimization strategies for the HVAC, steam, lighting and controls systems at both properties. Proposed projects include:

  • Installing variable frequency drives on fans and cooling towers
  • Replacing outside air dampers
  • Retrofitting a 1000-ton chiller
  • Implementing a variable pressure steam control system
  • Adding insulation and retrofitting lighting

He also worked across divisions and with outside consultants to support the LEED certification of 1700 Market Street. This work included organizing a waste audit, conducting a janitorial cleanliness audit and facilitating an occupant survey. Many of these efforts were replicated at 1818 Market in preparation for future LEED certification.

Potential Impact

Tweedy’s recommended projects have the potential to substantially reduce operating costs and improve the environmental impact of the properties. Annually, Shorenstein could save $173,000, 998,000 kilowatt hours of electricity and 812 metric tons of carbon dioxides. Budget plans have been prepared to implement some of the projects, which will greatly contribute towards achieving the company’s sustainability goals. The 1700 Market Street building is on track for LEED certification this year.

Burr Tweedy is a dual-degree MEM/MBA candidate at Yale University. Before graduate school, he spent four years working as a sustainability consultant for the international architecture firm Kohn Pedersen Fox Associates. He enjoys spending time outdoors and is an avid frisbee player, hiker and skier.
