Tishman Speyer – Alexandra Ivina – 2020

Goals

Tishman Speyer, a global leader in real estate development and operation, enlisted EDF Climate Corps fellow Alexandra Ivina to model energy consumption trends for the US portfolio since the implementation of stay-at-home orders in response to COVID-19 pandemic. Additionally, to perform ESG benchmarking with specific focus on community outreach efforts in order to understand COVID-19 response in the commercial real estate space.

Solutions

Ivina developed an in-depth, whole building and tenant analysis which outlined the energy consumption trends seen in the last 5 months. After discussions held with Property Managers and Chief Engineers, to understand the structural and operational difference between the buildings, she made recommendations on what can be done to improve energy management and stakeholder engagement going forward. 

To address COVID-19 effects on commercial space and neighboring communities, she performed ESG benchmarking against top companies in commercial real estate in the US and Europe. Ivina focused on understanding community outreach action and made recommendations on steps Tishman Speyer can take to address the changing needs of their tenants, employees and communities being affected by the pandemic.

Impact

Ivina’s energy consumption analysis and benchmarking provides Tishman Speyer management valuable tools to assist with planning and budgeting for the future as full COVID-19 effects on the commercial real estate space are still being realized. The opportunity created by the current situation to further develop communication and goal setting, not only for base buildings but also for tenants, will assist with setting future energy consumption and emission reduction goals.
